Tulum Travel Basics: Where are Tulum All-Inclusives Located?

The popular luxury beach destination of Tulum is located about 1.5 hours south of the Cancun International Airport (CUN).  Tulum is in the state of Quintana Roo, on a stretch of beach known as the Riviera Maya.

Tulum has two main areas to stay: Tulum Town (Pueblo) and Tulum Beach (Playa).  The Tulum Beach Road is a two-lane road that follows the coast from the Tulum Ruins in the north to the Sian Ka’an Biosphere reserve in the south.

Until recently, services like water and power were limited in the beach zone.  Many hotels used solar panels and rainwater collection systems to supplement their utility usage.  But as Tulum’s popularity increases, this area has become rather crowded with hotels and resorts.

For this reason, most of the Tulum all-inclusive resorts are located north of Tulum Pueblo and the Tulum Mayan Ruins.  These towns like Akumal and Xpu-Ha have more room to build large resorts with pools and a range of amenities.

Bahia Principe Sian Ka’an Amenities

Bahia Principe Sian Ka’an has a full menu of amenities, too.  This resort doesn’t have direct beach access, but the exclusive private beach area is just a 15-minute shuttle ride away within the complex. 

Four boutique pools offer more spaces for lounging and sun, with pool and beach bars nearby for tropical cocktails.  Fitness classes, yoga, dance lessons, culinary and mixology workshops, and nighttime entertainment keep guests busy. 

There are even slot machines and casino tables in the complex hacienda.

Catalonia Royal Tulum is a luxury adults-only Tulum all-inclusive located on the beautiful Xpu-Ha beach (pronounced ish-poo-ha). 

This formerly deserted beach is now home to luxury resorts, about 30 minutes north of Tulum and 25 minutes south of Playa del Carmen.  The resort is set in lush gardens and jungle, near Cenote Azul.

Eight restaurants are on offer, including one buffet.  A la carte options range from tapas, avant-garde Mexican, a grill, and Italian to a reservations-required fusion restaurant with Mexican, Japanese and Mediterranean. 

Water, wine, beer and soft drinks are included at all bars and restaurants.

Amenities and Activities at Catalonia Royal Tulum

Activities at this Tulum all-inclusive include volleyball, a fitness center, aerobics/water aerobics, canoes or kayaks, boogie boards, paddle boards, snorkeling and a dive center.  A cenote is on the hotel grounds.  There is a weekly nighttime party, and live shows in an outdoor theater.  

The spa offers a sauna, steam bath, jacuzzi and showers, with a spa and treatment menu and beauty salon.  The large outdoor pool has sea views and two outdoor jacuzzis.

Kore Tulum is a beachfront boutique resort (only 94 rooms) located directly on the Tulum Beach Road.  This section of the Tulum coast is rocky, but there is still a small white-sand beachfront area as well as loungers and Bali beds. 

If you want an all-inclusive property in the heart of Tulum Beach, Kore Tulum is your top pick. Kore Tulum is also the closest all inclusive resort to the Tulum Ruins.

Guest rooms at Kore Tulum are all spacious suites with a terrace or balcony, featuring one king or two double beds (room occupancy maximum is 3).  Rooms have 24-hour AC and electricity, flat-screen TV, and tub, which aren’t found in all Tulum resorts (remember my note above on Tulum’s Eco-chic sensibilities). 

Jacuzzi suites offer both an indoor and outdoor jetted tub, some with ocean views.  24-hour room service and stocked mini bars are standard in all rooms. Laundry service is available for long-term and business travelers.

All-Inclusive Restaurants at Kore Tulum

Kore Tulum has one restaurant serving breakfast and lunch, and another that serves dinner: Mexican cuisine, the Italian haute cuisine, and Asian.  Both are a la carte; there is also a cafeteria-style restaurant that offers different menus based on the time of day. 

The poolside bar serves up cocktails and snacks, and 24-hour room service has you set for late-night cravings or a low-key meal after a busy day of sightseeing.

Playaakun | Private Tulum Villa Rental with Chef and Meals Included

Playaakun is a beachfront villa with a private pool, 5 oceanview bedrooms, 24-hour security guard, and private beach.  The villa is located 30 minutes south of Tulum, within the Sian Ka’an Biosphere. 

This is a privileged but remote location.  Within the biosphere the roads are rugged, so renting an SUV or AWD vehicle is best to get around in this area.

What to Pack for Tulum Resorts

Most all-inclusive resorts have dress codes for restaurants and dinner. Be sure to check the requirements at the resort you choose. In addition, be sure to pack basic items like toiletries and medicines, since on-resort shopping can be limited and also expensive.

• Insect repellent: I always pack handy wipes and spray – the mosquitoes in the jungles of the Riviera Maya are especially hungry!
• Reef-friendly sunscreen and aloe or after sun
• Basic medications like an anti-diarrheal, pain reliever, and allergy medicine
