Tulum, Mexico is a beach-lover’s paradise, with its white sand beaches and “barefoot luxury” vibe.  Tourism here has exploded in recent years, and it can be difficult to decide where to stay with all of the options available!  I’m lucky to have visited Tulum many times and can offer some expert tips on the best VRBO & Airbnb Tulum stays for every type of trip.

Where to Stay in Tulum: Beach or Town?

Every traveler to Tulum agonizes over the question of where to stay!  If you haven’t visited Tulum before, don’t worry – I’m here to help you find the best options for you.

Tulum Town (or Pueblo) is located just a few miles from the beach, and has many budget-friendly hotels and restaurants.  To get to the beach, turn off the main road through Tulum and you’ll soon reach the Beach Road.  The Tulum Beach (or Playa) is accessible only via this 2-lane road.  Turn left when you reach it for the North Beach Road up to the Tulum Ruins, or turn right for the South Beach Road.  The main beach hotel zone is here on the South Beach Road.  The road continues to the last hotels before the entrance of the Sian Ka’an Biosphere then eventually down the coast.  

Along the Tulum Beach road, you’ll find luxury and boutique hotels on the beachfront side.  On the jungle side of the road are restaurants, shops, and affordable stays.  Addresses are denoted by the mile marker on the Beach Road.

Why Stay in Town

Tulum Town (or Tulum Pueblo) is the place to stay for luxury amenities at an affordable price.  (Think chic private pools nestled in the lush jungle!)   If you plan to do a lot of activities like seeing ruins, snorkeling, diving, or day trips in the area, this is a good home base.  You can still take taxis to beach clubs and restaurants.


Why Stay on the Beach

Tulum’s beaches are spectacular, and I’ve never found another location where you can step straight from your room into the sand and be on the beach in moments.  The vibes of the beach clubs, restaurants, and hotels here are uniquely Tulum, and something you don’t want to miss!

Tips on Tulum’s “Eco-Chic” Amenities

Due to Tulum’s off-grid location, keep in mind that some of the beach options will be “eco-chic.”  Tulum is a low-maintenance location, which some might not expect given its profile!

This can mean limited hours of electricity or AC (or no AC at all), slightly salty shower water, or not scalding-hot water.  Keep an eye out for bathrooms without a door (sometimes the minimal design omits this, and I know it’s an issue for some travelers).   Tulum WiFi can also be unreliable.

Be sure to check the amenities and reviews for any Tulum stay that you’re considering, and contact the host with questions to be sure you know what to expect.

Don’t drink the shower and sink water in Tulum – it is not potable! It might also feel slightly salty when you shower because it isn’t treated. Groundwater in Tulum (and rainwater which some hotels use) has some salt content.

Want to be close to the best restaurants, shops, bars and beach clubs in Tulum?  These stays won’t require a car to get around, and you can easily walk to many things to do.  These Tulum Airbnbs will give you a classic Tulum experience but won’t be as secluded as my next group of options that follows.

I love the design of this boho-chic apartment with its signature Tulum thatched roof!  It’s not beachfront, but you’ll have access to the beach and amenities across the road at Encantada Tulum, a luxury boutique hotel (with nightly prices 4x higher!).  It includes a garden area, free parking, and full kitchen. You’re also a 10-minute walk from the best restaurants in Tulum like Hartwood and Arca.

Recent guest review: Absolutely brilliant and comfortable apartment. Location is ideal for Tulum. Access to Encantada gives you the best Tulum has to offer without breaking the bank. The space was big, the patio was perfect, the bed was comfortable, the kitchen had everything you need to cook a delicious meal, and did I mention the location? Walking distance to everything hopping in Tulum, but far enough away from the noise for peaceful evenings.

The views from this beachfront Tulum Airbnb make me want to pack a bag right now!  Nido de Tortuga is on the beach side of the road with a zen-inducing balcony overlooking its private beach.  This is an awesome budget beachfront Tulum Airbnb option in the heart of the hotel zone, close to shops, bars, and restaurants.

The jungle-side cabins at Origen has a great location across from La Taqueria Eufemia, a fun beach club and taco spot.  La Zebra and Casa Violeta beach clubs are also nearby as well as public beach access.  You’re a quick 5-minute walk to the best restaurants on the Beach Road.

If you decide this is your spot, there are 8 cabins here so there’s a better chance they will be available for your dates.

This 2nd floor cabana with jungle views is perfect for solo travelers or a couple.  It’s located on the jungle side of the Beach Road at I Scream House, a fun ice cream shop, restaurant, and dive bar.  Be sure to stop in for their 2-for-1 happy hour drinks specials, no matter where you stay!  Since it doesn’t offer AC and it’s located in the heart of Tulum’s main hotel and restaurant zone, expect some noise from bands and bars at night.  So either pack earplugs or just be ready to join the party!

Recent guest review: WOW!!!! We did the king bungalow top floor, special place and incredible sunsets… They do bike rentals and have inexpensive very tasty tacos! I booked randomly and it surpassed all expectations.

If you scream for I Scream House, they have several units available for up to 4 guests.

This Airbnb offers direct beach access and is located at Taqueria La Eufemia, a restaurant and beach club known for its friendly vibes and cheap but tasty tacos. This is a rustic yet classic budget beachfront Tulum Airbnb option just steps from restaurants and shops.  No frills, but an affordable stay in a prime location on the beach.


Quieter Airbnb Tulum Stays for Solos & Couples

These Airbnbs are located outside the main Tulum beach hotel zone.  A few are in Tulum Town.  The others are on the South Beach Road towards the Sian Ka’an Biosphere or on the North Beach Road, closer to the Tulum ruins.  You’ll most likely want to use bicycles or take a taxi or colectivo (shared van) to get to the main restaurant zone on the beach.

Thse Tulum studios are located on the jungle side of the road and features a kitchenette, shared pool, and chic design.  This is a great option if you’ll be arriving late, since there’s a lockbox for self check-in.  You’ll have beach access at the private hotels of Dos Ceibas and Rosa del Viento.  Suites Tulum is at the end of the South Beach Road, just before the entrance to the Sian Ka’an biosphere.  So this will be a quieter stay, and you’re close to Cenote Encantado.

This Airbnb on the jungle side of the Beach Road is a great budget option for friends or a small family.  It has two bedrooms separated by a wall under a thatched roof (so they’re not totally private).  But it is in a prime location along the Tulum beach road, and shares a full kitchen and garden with the downstairs unit.  This Airbnb gets great reviews for the friendliness and attentiveness of the host as well as its location.

If you’re looking for a more secluded Tulum Airbnb, Casa Ninos Sian Kaan is located just inside the Sian Ka’an biosphere. Enjoy its white sand beach and expansive Gulf of mexico views, while the restaurants and nightlife of Tulum are a short 15-minute drive away. Have meals on the terrace overlooking the sea, practice yoga in the shade of palms, and coexist with nature where the ancient Maya believed the sky was born.

The rental includes a Villa Manager, Housekeeper and Groundskeeper, and luxury linens, satellite TV and AC. At the beach, relax in private beach loungers or use complimentary watersports equipment like kayaks, paddle boards, and snorkeling gear.

Bárbara was without a doubt, the best Airbnb host I have ever had – she is so great to communicate and coordinate with… This house is the best way to do Tulum during Covid because of how remote and private it feels (even though it’s only 15 minutes from the hustle and bustle of the hotel zone.) Highly recommend staying at Casa Ninos – worth every penny!

A few final tips for choosing an Airbnb Tulum stay and planning your Tulum vacation:

  • When selecting where to stay, decide what’s most important to you: having more private space and perhaps a pool (more common in town) or getting a classic Tulum experience (on the beach).
  • If you don’t stay at a beachfront hotel, you might be required to spend a certain minimum in food and drinks at a beach club in order to use their sunbed loungers.  This could only be $15-20 US per day, but keep this in mind since it can add up.
